Exterior work in Bellevue, NE

Bellevue is the oldest town in Nebraska and it still has the housing to prove it, but the part that shapes our work most is Offutt Air Force Base. A large share of the homes here turn over on military timelines, which means owners who need a straight answer and a real date, not a maybe, because they are working against orders and a closing.

The stock near the base is largely mid-century: simple rooflines, small eaves, original soffit, and siding that has been painted rather than replaced more than once. Those are quick, predictable jobs when nothing has been hidden, and unpleasant ones when someone has covered rot instead of cutting it out. We photograph what is under the old material before anything new goes on, and you get those photos either way.

South and west of there the subdivisions get newer and the rooflines get busier. Bellevue also sits on the bluffs above the river, so wind exposure varies a lot street to street. A ridge-top house loses shingles in a storm that the house two blocks downhill sleeps through, which is why we inspect rather than assume.
