Glenwood sits in the Loess Hills south of Council Bluffs, close enough to the metro that it catches the same storm systems and far enough out that the properties get bigger and the trees get older. Both of those things show up in the work.
Homes on the hills around the town square tend to be older, with steeper lots, mature trees overhanging the roof line and gutters that spend every autumn full. Steep ground also means water arrives somewhere with force, so downspout placement matters more here than it does on a flat town lot. Getting water off the roof is the easy half. Getting it away from the foundation on a slope is the half that gets skipped.
Out from town there are acreages with outbuildings, longer fence lines and driveways that a roofing crew has to think about before it parks a dump trailer. None of that is a problem, but it does change how a job gets planned, which is why we look at the property before we price it rather than quoting off an address and a satellite photo.
