Roof Repair done the Paragon way
Most roofs do not leak through the shingles. They leak at the places where the roof gets interrupted: the rubber collar on a pipe boot that has gone brittle, the step flashing where a roof meets a wall, a valley that was never lined properly, the seal around a chimney. Those parts give up long before the shingle field does, and fixing them costs a fraction of a roof.
Finding the actual source is the whole job. Water runs downhill along decking and rafters before it shows up on a ceiling, so the stain in your bedroom is rarely under the hole. We go up, go into the attic when we need to, and photograph what we find so you can see the same thing we are looking at.
Then we give you the honest version. A repair on a roof with a couple of years left is money you will not get back, and we would rather tell you that than take it. If a storm caused the damage, it is also worth an inspection before you pay for anything out of pocket, because a claim may cover far more than the patch you were about to buy.

When to call about roof repair
A stain on the ceiling or an upstairs wall
By the time it shows inside, water has usually been getting in for a while. The sooner it is traced, the less decking and insulation gets replaced with it.
A cracked pipe boot
The single most common leak we find. The rubber collar around a plumbing vent dries out and splits years before the shingles around it are worn.
Shingles missing after a wind event
Once wind lifts a few, the ones behind them have lost their seal too. This is the stage where a repair still does the job.
Daylight or damp decking in the attic
Wet sheathing, rusty nail tips or a musty smell in the attic all point at an active leak, even with no stain downstairs yet.
Flashing pulling away from a chimney or wall
Metal moves with the seasons and eventually works loose. Caulk over old flashing buys a season. New flashing bent to fit the house lasts.
A previous repair that was caulked, not flashed
A bead of sealant where a piece of metal should be is the most common thing we find on a roof that keeps leaking in the same spot.

Repairs we take on
Pipe boots and vent collars
The usual suspect. Replaced with a new boot and properly woven into the surrounding shingles rather than smeared over with sealant.
Chimney and step flashing
New metal bent on site to fit your walls and counterflashing let into the mortar joint, which is the part most patch jobs skip.
Valley repairs
Valleys carry the most water on any roof. We rebuild them so the water runs where it should instead of under the shingles.
Wind damage and blown-off sections
Missing and lifted shingles replaced, with the surrounding field checked for broken seals that have not let go yet.
Decking repair
Soft or rotted sheathing cut out and replaced before anything goes back over it. Shingles laid over bad decking fail again in the same place.
Small section replacement
When the damage is confined to one slope or one elevation, replacing that section can be the right call. We will say when it is and when it is not.
